Landlords are the most valuable assets for any estate agents. Every Estate Agent offers different type of incentives to landlords in order to deal with them successfully. In this case, we also offer competitive services at competitive rates along with additional services where other agents usually charge the landlords. The services we offer to landlords can vary in accordance to the membership chosen. We offer three different types of memberships to landlords, Gold, Silver and Bronze.

 

Gold: Rent Guarantee

We offer guaranteed rent to the landlord whether the property is empty or occupied. Guaranteed rent is agreed after the valuation of the property. Valuation is free. We carry out and pay for all minor maintenance inside the property. We carry out inventories for free. This includes photographs and details of conditions for all parts of the properties and signed by tenants.

Property inspections are performed at least once in two months in order to keep the properties in good condition. We protect tenants deposit with DPS as legal procedure.

 

Silver: Basic Management

We offer 5% for the management of properties. (For example if the rent for the property is £1000 per calendar month, we charge £50 for the management). We collect rent from the tenants and transfer it on to the landlord every month. We handle all problems caused by tenants and try to solve it with prompt actions. All maintenance is paid by the landlord but we offer quality labour with competitive rates. The landlords are shown original receipts from all works carried out therefore, we do not charge extra for referring our handymen for giving maintenance services.

We carry out free inventories which includes photographs and details of all conditions. The inventories are signed by us and tenants and kept in records. Property inspections are carried out at least once in two months in order to keep the properties maintained.

We check all references including previous landlords and employment from the tenants before deciding to rent the property. We make sure tenants are paying bills and council tax on time to avoid any issues arising.

We protect tenants deposit with DPS as legal procedure as well as offering the landlords to protect themselves if they want to look after the deposit. During notice period to vacate the property, we make sure new tenants are available to move in as soon as old tenants vacate in order to avoid any loss of rent.

 

Bronze: Introduction of tenants

Some landlords want to manage their own properties and tenants but still ask the agents to find them suitable tenants. We appreciate landlords who ask us just to find them the right tenants. When we choose the tenants for the property, landlord has the right to decline or accept them.

We check all references from the tenants including previous landlord/agent and employment. We charge landlords only once which are two weeks of monthly rent value. Photographic and detailed Inventory is carried out for free at the time of moving in and signed by tenants which is then handed over to the landlords. Moving out inventory service can also be provided at a reasonable cost.

Landlords are welcome to ask us for any maintenance services as we offer quality services from handymen at competitive rates. We assist landlords when they need us to solve any problems or issues during the tenancy period.

We advise landlords to protect their tenants deposit with DPS as legal procedure or we can carry out this procedure upon landlord’s request. During notice period to vacate the property, we make sure new tenants are available to move in as soon as old tenants vacate in order to avoid any loss of rent. This is performed upon landlords’ request.
